Fifty West is the vision of Thomas Kovatch, the principal member of Fifty West Realty LLC. Kovatch was unable to find a professional building in the south Lake area meeting his expectations, so he decided to build a Class A professional building. He commissioned the local expertise of Powell Studio Architecture to create, Schmid Construction to build, and Arellano Realty to lease the space at the A+ facility.
Thomas spoke with me about Fifty West coming to Clermont by the end of 2019.
SOUTH LAKE TABLET: What is a CLASS A professional building?
Thomas: A CLASS A office space represents the newest, highest quality, and best-looking buildings in an area. They have the highest quality construction, modern conveniences, great locations for access. It is, of course, a bit subjective but, based on the design and materials used; Fifty West is A+!
SOUTH LAKE TABLET: Can you describe what we’ll expect to see once the building is completed?
Thomas: The building will be constructed out of Cross Laminated Timber (CLT) and wrapped in glass, creating the perfect blend of nature and modern design. Cross-laminated timber (CLT) is part of the mass timber category of framing styles, which is typically characterized by the use of large solid wood panels for wall, floor and roof construction. CLT consists of layers of dimension lumber (often three, five, or seven) oriented at right angles to one another and then glued to form structural panels with exceptional strength, dimensional stability, and rigidity. CLT is often left exposed on the interior to leverage its unique aesthetic and create warm, welcoming and productive workplace environments.
SOUTH LAKE TABLET: Why is this building different from other office space in the area?
Thomas: Fifty West is a three-story, center core building with a total of 28,900 sq. ft. Floor 1 is 9,634 SF of retail space. Floors 2 and 3 are a total of 19,266 SF of office and medical space. The building will be the first of its kind in the southeastern United States, blending natural structural material with a modern exterior creating a unique environment of nature encapsulated in a modern exterior and bringing in maximum natural light to highlight the beauty of the interior. Tenants can configure the space they want to rent.
