Clermont’s City Council approved the rezoning of a 12.3 acre mixed-use site located adjacent to Victory Pointe and the South Lake Trail, along Carrol Street. The site is the home of Clermont Builders Supply, a long-time lumber yard that is still in operation.
The project would be constructed in two distinct phases: a multifamily phase that includes 262 apartments and a commercial phase, which will include a mix of commercial, mixed-use and buildings with a combined 130 dwelling units plus a two-story parking garage.
The applicant will receive a density bonus to add 92 dwelling units above the 300 permitted number, for a total of 392 dwelling units. The apartment complex would also contain a maximum of 55,000 square feet of non-residential use, including a 2-story entertainment complex.
The second phase would include a parking garage, two live-work buildings and three commercial buildings along the South Lake Trail (Lake Minneola). The buildings would have 114 residential units and office space on the ground floor.
About 70% of the total residential units across the project will be one-bedroom units.
Clermont’s Planning and Zoning Board had unanimously recommended approval on Dec. 5. The City Council voted 3-1 to approve the PUD.
The project will impact traffic along 12th Street, a 2-lane road, which will be the primary entrance/exit to the proposed project.
